Rental Agreement
VERO VILLA Tacloban · the terms every booking agrees to
Parties
The Agreement is made between VERO MARAY GINES (the "Lessor") and the guest named in your copy (the "Guest/Lessee"), for VERO VILLA at Corner Maharlika Highway and Caibaan Bypass Road, Brgy 95 – Caibaan, Tacloban City (the "Lease Premises").
Rental period
The lease begins on your arrival date at the check-in time stated in your copy and ends on your departure date at the stated check-out time. The property is ready no earlier than the check-in time and must be vacated no later than the check-out time.
To extend or shorten a stay beyond the agreed period, you must obtain the Lessor's consent.
Payment
The total rental fee and the package are stated in your copy. The rate is the nightly rate multiplied by the number of nights, plus any excess guest fees or approved additional charges.
A down payment reserves your dates. The remaining balance must be paid in full seven (7) days before check-in. Payment may be made by bank transfer, GCash, e-wallet or credit card.
The rental rate includes all applicable taxes and fees unless otherwise specified.
Other fees, per day
- Catering corkage — ₱1,000
- Basic lights & sounds set-up — ₱1,000
- Full musical band set-up — ₱3,000
- Backdrop / decorations — ₱500
- Mobile carts (food, juice, coffee) — ₱500 per cart
Guest numbers
- Sleeping capacity: up to 18 persons are included in the package rate.
- Event capacity depends on the package booked, and includes children.
Extra guests are not permitted without prior approval, and carry these fees:
- Sleeping overnight beyond 18 persons — ₱250 per excess person per night.
- Gatherings beyond the package event capacity — ₱200 per excess person, including children.
For approved excess overnight guests we may provide extra double-size beds with bedding and pillows, subject to availability and approval. Extra beds are laid on the floor only.
Roof deck gatherings are strictly limited to 30 persons, including children. Setting up tables and chairs on the second floor — master's bedroom, bedroom 1, bedroom 2, family room — is not allowed.
Security deposit
The security deposit is separate from the down payment and is refundable after check-out, subject to inspection. It is payable before check-in and protects against damage, excessive cleaning, lost items or breach of house rules. It is not used for standard cleaning or normal wear and tear.
- Deductions: the Lessor may retain all or part of it for damage, excessive cleaning or a breach of house rules, and will provide reasonable documentation — photographs, repair invoices or cleaning receipts. You are notified of deductions within 1 day after check-out.
- Disputes: an itemised list with supporting evidence is provided, and you have 1 day to dispute before charges are applied.
- Return: refunded in full within 1 day of check-out where nothing is reported. If a claim is made, it may be held up to 3 days while the issue is resolved.
It may be withheld for property damage; excessive cleaning; unauthorised activities or guests (including unauthorised parties, indoor smoking, undisclosed pets, or guests beyond the agreed limit); lost or missing items; and neighbourhood violations such as noise or parking fines.
It does not cover normal wear and tear or events beyond your control, such as acts of nature.
Cancellation and rebooking — no refund, with force majeure
- No refund. All payments are strictly non-refundable, whatever the reason — cancellation, change of plans or no-show. Once a reservation is confirmed and payment received, in full or in part, that payment is final.
- Rebooking. Payments are non-refundable, but you may ask to move the reservation:
- Notice: at least fourteen (14) days before the original check-in date.
- Availability: subject to the villa being free; preferred dates are not guaranteed.
- Validity: an approved rebooking must be used within ninety (90) days of the original check-in date, after which payments are forfeited.
- Same guest: non-transferable.
- Rate difference is payable if the new date falls in a higher rate period.
- Weather and typhoon. For a typhoon, severe weather disturbance or government-declared state of calamity affecting travel to or within Tacloban City: payments remain non-refundable; you may rebook once without penalty, subject to availability; validity extends to one hundred eighty (180) days. Rebooking under this clause requires a PAGASA signal or bulletin, or an official travel advisory or suspension covering your travel period. If travel is unsafe, please stay home and reschedule.
- No-show. Failing to arrive without prior notice cancels the reservation and forfeits all payments.
- Force majeure. The Lessor is not liable for cancellations or interruptions beyond reasonable control — typhoons, floods, earthquakes, power outages or government restrictions. Rebooking applies.
Indemnity
The Lessor is not liable for damage, accident or injury to the guest, their household, guests or visitors occurring on the premises, or for third-party claims arising from use of the premises or the personal property in it — unless the damage is the direct result of the Lessor's negligence or intentional act.
The guest assumes all risk of injury or loss relating to recreational activities during the stay, including use of the private swimming pool, and holds the Lessor harmless.
The guest indemnifies the Lessor against all liabilities, claims, expenses, loss of use, damages or injuries related to their use of the premises. The Lessor is not responsible for loss of personal belongings or valuables.
Non-disturbance and dangerous substances
Guests must not disturb, annoy, endanger (including fireworks) or inconvenience neighbours, nor use the premises for any illegal or immoral purpose — including drug use, theft, or behaviour breaking local laws.
No materials of a dangerous, combustible or explosive nature may be kept on the premises.
No subletting
The lease may not be sublet or assigned, in whole or part, without the Lessor's prior written consent.
Maintenance and damage
- Keep the premises in good condition — cleanliness, proper use of amenities, and the House Rules.
- Treat furniture, fixtures and equipment with care.
- The villa is rented with the Lessor's furniture and furnishings; the Lessor is not obliged to provide additional items.
- Report problems immediately — malfunctioning appliances, damage, maintenance issues. Every effort is made to repair or replace, but equipment cannot be guaranteed at all times, and no rate adjustment or refund is made for appliance failure.
- Guests are responsible, at their own expense, for damage arising from their fault or negligence, or that of their household, guests or visitors — including accidental damage, broken items and stains.
- Sleeping on couches or sofas is strongly discouraged. Damage, stains or wear from improper use is charged against the security deposit.
Fees for damages
Damage is assessed before departure and deducted from the security deposit. Where damage is significant, professional repair estimates are obtained and may be billed separately.
Entire agreement
This Agreement is the entire agreement between the parties and supersedes all prior agreements and understandings, written or oral, on the same subject.
By signing, both parties acknowledge they will comply with the terms and each assumes the obligations set out. The guest acknowledges receipt of the House Rules, and that they have read, accept and agree to the terms.
SIGNED to the copy we send you, and we record your acceptance against that version and date. Absence of a signed agreement within three (3) consecutive days from the date it was sent is taken as acceptance of these terms.
